Choosing where to live in Lagos is a trade-off between commute, security and budget. If your office is on Victoria Island or in Ikoyi and the budget allows, live on the Island. If you work at the Lekki Free Trade Zone or the deep sea port, look along the Lekki peninsula. If your factory or work is on the Mainland or near the airport, Ikeja and Ikeja GRA make more sense. Q3 2026 listing data put two-bedroom rents at about ₦2.2m a year in Ajah and about ₦14m in Ikoyi, more than six times higher.
Lagos 2-bed yearly rent by area (median asking, Q3 2026, ₦ million)
Key points
- Two rent datasets: Ownkey’s Q3 2026 median asking rents (Island and Mainland), and Lagos Realty’s 2026 Lagos Island report (average rents, Island only, higher figures).
- Rent is usually paid yearly, plus agency and legal fees. The Tenancy Law 2011 caps advance rent for a yearly tenant at one year, but it does not apply in Ikoyi, Victoria Island, Apapa or Ikeja GRA.
- From 2026, rent relief lets you deduct 20% of annual rent from taxable income, capped at ₦500,000.
- Check the commute first: a few bridges link the Island and Mainland, and rush hours are heavy.
Lagos neighbourhoods at a glance
The table uses Ownkey’s Q3 2026 rent index (quarter ended 30 June 2026; median asking rents, not transaction prices) for a like-for-like comparison.
| Area | Where | 2-bed (₦/year) | 3-bed (₦/year) | Good for |
|---|---|---|---|---|
| Ikoyi | Island | 14m | 20m | Executives and families who prioritise security |
| Victoria Island | Island | 13m | 18m | People working on VI or near banks and the consulate |
| Lekki Phase 1 | Lekki peninsula | 7m | 11m | Commuters splitting time between VI and eastern Lekki |
| Ajah | Eastern Lekki | 2.2m | 3.4m | Tighter budgets, jobs in eastern Lekki |
| Ikeja GRA | Mainland | 6m | 9m | Frequent flyers and Mainland jobs |
| Ikeja (Allen/Opebi) | Mainland | 3.5m | 5m | Traders, mid budgets |
| Yaba | Mainland | 3.2m | 4.6m | Tech and education, younger residents |
| Surulere | Mainland | 3.25m | 4.5m | Mid budgets |
| Gbagada | Mainland | 3m | 4.2m | People commuting both ways |
Lagos Realty’s Island report gives higher 2026 averages for a two-bed: ₦17.25m in Ikoyi, ₦15m on Victoria Island, ₦10m in Lekki Phase 1 and ₦8.5m in Ikate, all more than double 2022. The two datasets measure different things (median asking price vs average rent), so treat them as ranges and rely on real quotes. At the official rate of about ₦1,333 per dollar (12 October 2026), an Ikoyi two-bed costs roughly $10,000–13,000 a year.
Area by area
Ikoyi
The most established upmarket district: leafy, full of embassies and serviced apartments, with the best security and the highest prices. Lagos Realty says Ikoyi rents grew 22.6% a year over five years, the slowest on the Island, but from the highest base.
Victoria Island
The business district, with banks, corporate HQs and hotels. The Chinese Consulate-General is at 161A Idejo Street. Convenient, but weekday traffic is heavy and some low-lying roads flood in the rainy season.
Lekki Phase 1 and Ikate
Lekki Phase 1 is the most popular mid-to-upper market area of recent years, with five-year rent growth of 35.9% a year, the fastest on the Island. The consulate’s commercial office is also in Lekki Phase 1. Ikate, next door, is a little cheaper.
Ajah and eastern Lekki
Rents are much lower, and the road east leads to the Lekki Free Trade Zone and Lekki Deep Sea Port, which suits people working on zone or port projects whose employer does not provide housing. The downside is heavy rush-hour traffic on the Lekki–Epe Expressway and a long commute to VI.
Ikeja and Ikeja GRA
Ikeja is the state capital and close to the international airport. Phase 1 of the Red Line (built by CCECC, regular service since October 2024) runs from Agbado via Ikeja, the domestic airport and Oshodi to Yaba and Oyingbo, which helps Mainland commuting. The GRA is the leafy, better-secured option on the Mainland.
Yaba, Surulere and Gbagada
Good-value Mainland districts with plenty of local life, and not too far from Ojota China Town for weekend shopping. The UK FCDO advises extra care on the Mainland, at night and on foot, so put gated access and guards high on your checklist here.
How renting works
- Set budget and commute: work out your one-way travel time before viewing.
- Verify the landlord: ask to see title documents or a letter of authority to avoid fake-landlord scams.
- Negotiate the advance: the Tenancy Law 2011 caps advance rent at 6 months for monthly tenants and one year for yearly tenants, but it excludes Ikoyi, Victoria Island, Apapa and Ikeja GRA, and multi-year advances remain common. A 2025 bill would limit new tenants to one year’s advance across Lagos; check whether it has passed.
- Extra fees: agency fees, legal fees, a deposit and service charges (estate management, security, generator) are often extra. Get them in writing before you sign.
- Sign and pay: pay by bank transfer, keep receipts, and make sure the lease covers repairs and renewal. For currency, see our naira exchange guide.
On tax, the Nigeria Tax Act in force since 1 January 2026 gives rent relief of 20% of annual rent, capped at ₦500,000; see our guide to the 2026 tax law.
Security, power and water
- Choose a gated estate with 24-hour guards and a backup generator; for foreigners in Lagos this is standard.
- Ask about the electricity band: Band A customers are promised at least 20 hours of supply a day. Band A was raised to ₦225/kWh in 2024; check the current Lagos rate with the distribution company.
- View properties in daylight and never meet an unknown “landlord” alone. More tips in our Nigeria security guide.
Common questions from Chinese tenants
Company housing or rent your own? Large Chinese companies, especially in the Lekki zone and on construction projects, usually provide camps or shared housing with security handled centrally. Staff of trading firms and smaller companies mostly rent privately and have to check security themselves.
Furniture and appliances: serviced, furnished apartments exist in Lagos but cost much more. Unfurnished flats may come without air conditioners or water heaters, so budget for them.
Water: many estates rely on boreholes and storage tanks. Run the taps during a viewing to check pressure and quality, and ask whether there is water treatment.
Lease language: leases are in English. Ask your company’s legal team or a reliable lawyer to explain any clause you do not understand, and do not rely on an agent’s verbal promises.
Leisure nearby
One perk of living on Victoria Island, in Ikoyi or in Lekki is the choice of restaurants and nightlife. For adults (18+): casinos and online betting in Lagos are licensed by the Lagos State Lotteries and Gaming Authority (LSLGA), and the Federal Palace Hotel on Victoria Island has a casino. Whether online or in person, use only Lagos-licensed operators and play within your means. Our Nigeria gambling guide explains the law, licensed operators and payments.
