Renting in Lagos means paying a year or more upfront, at high prices that are rising fast. According to Lagos Realty’s 2026 report, a two-bedroom flat in Ikoyi averages ₦17.25 million a year, Victoria Island ₦15 million and Lekki Phase 1 ₦10 million, more than double 2022 levels. Beyond price, security, power supply and commute matter more than the finish of the flat.

Key points

  • Average 2-bedroom rents on Lagos Island: Ikoyi about ₦17.25m (about $13,000), Victoria Island ₦15m, Lekki Phase 1 ₦10m, Ikate ₦8.5m per year.
  • The Lagos State Tenancy Law 2011 caps advance rent for new tenants at one year, but it does not apply in Apapa, Ikeja GRA, Ikoyi or Victoria Island.
  • Yearly tenants are owed six months’ notice unless the agreement says otherwise.
  • Power is unreliable, so generators or inverters are standard; the Band A tariff was ₦209.5/kWh from July 2024.
  • Large Chinese companies often house staff in compounds or camps; if you rent privately, put security first.

These are averages; estates, building age and facilities vary widely within each area. For what each district is like, how safe it is, and how far it is from China Town, the free zones and the consulate, see where Chinese expats live in Lagos: a neighbourhood guide.

Tenancy law basics

Section 4 of the Lagos Tenancy Law 2011 bars landlords from demanding more than one year’s rent in advance from a new tenant, or from a sitting yearly tenant. Both landlord and tenant can be fined ₦100,000 or jailed for three months. However, the law does not apply in Apapa, Ikeja GRA, Ikoyi or Victoria Island, exactly where many expatriates live, and two years upfront is still common there. Have a lawyer review the lease, pay rent and deposits by bank transfer, and keep receipts.

Power, water and security

Grid power is unreliable. Distribution companies band customers by hours of supply: Band A customers are promised at least 20 hours a day. The Band A tariff rose from ₦66 to ₦225/kWh in April 2024 and was set at ₦209.5 in July 2024, and some states now set their own rates. When viewing a flat, ask which band it is on, whether there is a backup generator, how diesel costs are shared, and whether there is a borehole and water treatment. On security, choose gated estates with guards and perimeter walls; see our Nigeria security guide for more.

Viewing and signing checklist

  1. Verify the landlord or agent and confirm they have the right to let the property (title or authorisation).
  2. Visit by day and at night to check access routes, lighting and estate security.
  3. Get the rent and each service charge (management, security, waste, generator) separately, and ask whether tax is included.
  4. Make sure the lease states the term, deposit refund conditions, repair duties and notice period.
  5. Pay by bank transfer and get a stamped receipt. Rent and deposits are large sums; see the naira exchange guide for changing money.

Abuja and other cities

Abuja is the capital and home to the Chinese Embassy and the Chinese visa centre, which is in Maitama. Kano and Port Harcourt also have Chinese communities. For housing and daily life in each city, see the Abuja city guide and the cities section.

Weekends and leisure

Chinese residents in Victoria Island and Lekki often spend weekends shopping and eating at China Town, and some visit hotel casinos or bet on sport by phone. Gambling is for adults 18+ only. In Lagos, use only operators licensed by the Lagos State Lotteries and Gaming Authority (LSLGA); since February 2026, 5% tax has been withheld from online betting winnings. Our guide to gambling in Nigeria covers the law and licensed platforms.

Common questions at a glance

What about agency fees? Agency fees, legal fees and deposits vary by property; agree them in writing before signing. Can I pay monthly? Some serviced apartments and short lets allow it, but they cost noticeably more. Where should I stay when I first arrive? A hotel or serviced apartment, until you know the city well enough to sign a long lease.
